
Greenville-Pitt County’s industrial real estate market continues to demonstrate strong performance and long-term opportunity, according to the latest intelligENCe: Economic Insight and Trends report released by Invest Greenville.
The April 2026 report highlights a market defined by low vacancy, steady rent growth, and increasing demand, positioning the area as both competitive and cost-effective.

One of the most notable indicators of strength is the area’s 2.4% vacancy rate, which has declined over the past year even as the national average has increased. This low vacancy rate reflects sustained demand for industrial space across Greenville-Pitt County, supported by continued business growth and expansion.
In tandem with low vacancy, the market recorded net absorption of more than 216,000 square feet, signaling that more space is being leased than vacated.
Despite this demand, Greenville-Pitt County remains an affordable option compared to national benchmarks. Average industrial rents are currently $7.25 per square foot, well below the national average of $12.13. The market’s overall inventory now totals approximately 13.6 million square feet, with more than 150,000 square feet of industrial space under construction, signaling continued confidence from developers and investors.
Sales activity further reinforces the market’s upward trajectory. Over the past three years, industrial sales have totaled approximately $67.6 million, with pricing trends steadily increasing due to rising demand and broader economic factors such as inflation and construction costs. At the same time, cap rates have remained relatively stable, indicating a balanced and attractive investment environment.

Looking ahead, the outlook for Greenville-Pitt County’s industrial sector remains positive, and forecasts indicate continued inventory growth through at least 2031.
